What We Offer

Construction documentation is the package of drawings, specifications, and schedules that a project needs to obtain a building permit and move to site. In the UAE, incomplete or poorly coordinated documents are one of the most common causes of authority rejection, contractor pricing disputes, and construction rework. The quality of documentation directly affects how smoothly a project moves from approval through to handover.

At MERKA, we produce construction documents that are coordinated across architectural, structural, and MEP disciplines before they leave the office. Our teams work from shared BIM models, so conflicts between drawings are resolved at production stage — reducing RFIs, change orders, and site delays.

Architectural Construction Drawings

We produce general arrangement plans, floor plans, elevations, sections, wall sections, enlarged plans for wet areas and kitchens, reflected ceiling plans, stair and railing details, waterproofing details, door and window schedules, and finishing schedules. All drawings include the level of detail and annotation required for the relevant authority's submission standards.

For Dubai Municipality submissions, drawings comply with DM building codes and Al Sa'fat green building requirements. For Abu Dhabi, we follow the Abu Dhabi International Building Code (ADIBC) and Estidama Pearl Rating requirements where applicable.

Structural Construction Drawings

Structural drawing sets include general arrangement plans, foundation plans, framing plans, reinforcement details, sections, connection details, bar bending schedules, and structural notes. Drawings are produced from analysis models (ETABS, SAFE, SAP2000) and include pour sequence notes, lap lengths, cover requirements, and construction joint locations that contractors need for site execution.

MEP Construction Drawings

MEP documentation covers HVAC duct layouts and equipment schedules, electrical single-line diagrams and panel schedules, plumbing riser diagrams and fixture layouts, and fire protection system drawings. All MEP drawings are coordinated with architectural and structural sets and formatted for DEWA, Dubai Municipality, and Dubai Civil Defence submission requirements.

Interdisciplinary Coordination

We coordinate all drawing sets in Revit before issue. Clash detection is run through Navisworks to identify and resolve conflicts between structural elements, ductwork, cable trays, and piping. Coordination drawings include ceiling void sections and riser details that confirm adequate clearances for installation and future maintenance access.

Coordinated documentation reduces the volume of RFIs during construction and limits the contractor's need for design clarifications on site.

Specifications & Schedules

We prepare technical specifications covering materials, products, workmanship standards, and testing requirements for each discipline. Schedules include door schedules, window schedules, finishing schedules, equipment schedules, and fixture schedules — each referenced to the corresponding drawing set so contractors can cross-check quantities and locations.

Tender Documentation

Tender packages are prepared to support accurate contractor pricing. Scope includes tender drawings, technical specifications, scope of works documents, and coordination with quantity surveyors for bill of quantities preparation. Complete tender documentation reduces pricing ambiguity and provides a clear contractual basis that limits variation claims during construction.

Authority Submission Packages

We compile and format submission packages for each relevant authority. In Dubai, this typically involves parallel submissions to Dubai Municipality (architectural and structural), DEWA (electrical), and Dubai Civil Defence (fire protection). Each authority has specific drawing formats, title block requirements, and supporting document checklists. We prepare packages that meet these requirements and manage the review and resubmission cycle until approvals are obtained.

As-Built Documentation

After construction is complete, we update construction drawings to reflect actual site conditions, field modifications, and approved variations. As-built documentation provides the building owner and facility management team with an accurate record of what was built, supporting future maintenance planning, renovation work, and authority inspections.

Construction documentation for villas, townhouses, and apartment buildings across Dubai Hills Estate, Arabian Ranches, Al Furjan, Mohammed Bin Rashid City, Tilal Al Ghaf, Jumeirah Village Circle, Palm Jumeirah, Yas Island, and Saadiyat Island.

Commercial & Mixed-Use Projects
